Built for the People Who Help Colorado Learn and Grow

You give so much to our community. Let me help you get home.

I’ve spent much of my career working alongside people who serve others, strengthen our communities, and create opportunities for those around them. My experience in social work, community leadership, conservation, and education-related service has given me a deep appreciation for the people who dedicate their careers to helping others.

Teachers, paraprofessionals, administrators, counselors, transportation teams, custodial staff, nutrition services employees, and so many others work behind the scenes and on the front lines every day to make our schools and communities stronger.

You spend your days taking care of others. You deserve a homebuying experience that takes care of you.

Through this program, you’ll receive:

  • A personalized homebuying strategy built around your goals and budget

  • Trusted lending guidance to help you understand your financing options

  • Closing-cost assistance and available opportunities to help make homeownership more attainable

  • Colorado-specific homeownership programs you may qualify for

  • An experienced buyer’s agent who will advocate for your interests from the first conversation through closing

You work hard for our community. I’d love the opportunity to work hard for you.

Let’s Build a Plan Around Your Goals

Homeownership doesn’t look the same for everyone. Some buyers are ready to purchase now. Others need time to improve their credit, save for upfront costs, understand their budget, or explore lending programs.

Our team approach begins with a conversation.

Together, we’ll look at:

✓ Your financial picture
Understand your income, available funds, monthly comfort level, and potential purchasing power.

✓ Your timeline
Determine whether buying now, preparing for a future purchase, or adjusting your goals makes the most sense.

✓ Available lending programs
Explore suitable financing options, including applicable Colorado assistance programs.

✓ Your homebuying priorities
Discuss location, commute, space, lifestyle, long-term plans, and what matters most to you.

✓ The complete cost
Review upfront expenses, monthly payments, program requirements, and any future obligations before making a decision.

A Mortgage Benefit Designed for Education Professionals

Through my lending partnership with The Rueth Team, eligible education professionals qualify for the Educator Advantage Program, which offers a $1,000 lender credit toward closing costs.

The program was created to recognize the people who show up for students and communities every day-while helping them explore whether homeownership is within reach.

The lending team will work with you to:

  • Review your financial picture and purchasing goals

  • Explore suitable mortgage options

  • Identify potential down payment assistance

  • Explain the requirements and costs associated with available programs for education professionals

  • Build a strategy around your current circumstances and timeline

“Our $1,000 credit is a door we are opening. We build a strategy around your income, timeline, and what’s possible for you right now.”

— Nicole Rueth, Senior Vice President, NMLS 239840

Explore the CHFA Schools to Home Program

For eligible full-time employees of Colorado public schools, districts, charter schools, BOCES, and innovation zones, the Colorado Housing and Finance Authority (CHFA) Schools to Home Program may provide another path toward homeownership.

Program features include:

  • A fixed-rate first mortgage

  • Down payment and/or closing-cost assistance of up to 25% of the first mortgage loan

  • Deferred repayment of the assistance, subject to program terms

  • Repayment triggered by events such as selling, refinancing, paying off the loan, or no longer using the home as your primary residence

  • A shared-appreciation arrangement under the program’s requirements

Important Consideration

This is not simply free money. The assistance involves a trade-off: support upfront in exchange for sharing a portion of the home’s future appreciation.

The share of appreciation is structured to be lower than the percentage of assistance received, according to the information provided by the lending team. However, the exact financial impact depends on the loan amount, assistance received, future home value, and applicable program terms.

We’ll walk through the numbers with you so you can make an informed decision.

Let’s Explore What May Be Possible
